FHA/HUD Foundation Certification

For manufactured and mobile homes.

If you are financing a manufactured or mobile home with an FHA, VA, or conventional loan, your lender will likely require a foundation certification signed and stamped by a licensed Professional Engineer. This certification confirms that the home's foundation meets the HUD Permanent Foundations Guide for Manufactured Housing (PFGMH) requirements. We provide that certification. In Kentucky and Indiana.

What This Is

A licensed PE visits the property, inspects the foundation, and writes a report stating whether it meets HUD PFGMH standards. The report is signed and stamped. Your lender gets what they need. The transaction can proceed.

This is not a home inspection. It is not a general structural evaluation. It is specifically a foundation certification for the purpose of satisfying lender requirements on manufactured and mobile home loans. That is the scope. That is what we do.

What We Look At

During the site visit, the PE evaluates the following. This list is not exhaustive. We look at what needs to be looked at.

  • Foundation type — pier and beam, concrete perimeter, or slab
  • Whether the home is properly attached and anchored to the foundation
  • Compliance with HUD Permanent Foundations Guide for Manufactured Housing (PFGMH)
  • Condition of piers, footings, and support structure
  • Evidence of movement, settlement, or deterioration
  • Crawl space conditions, drainage, and ventilation where applicable

The Report

You receive a written engineering report. It is signed by a licensed Professional Engineer and stamped with a PE seal. It states whether the foundation meets HUD PFGMH requirements.

If the foundation meets the requirements, the report says so. If it does not, the report says that too — and explains what was found. We do not write vague reports.
